Every house has a list. Doors that stick, drywall from the last project, a fan that was never installed, baseboard that never got put back. Individually small — collectively, the reason a house feels unfinished.

We take those on as a single scheduled visit or a block of days, and we'd rather do them properly than quickly. Same crew and same standards as our remodel work.

What's included

The scope, spelled out before you sign anything

Drywall repair and texture matching

Patches, water damage repair, and texture matched to the existing wall so the fix doesn't advertise itself.

Interior and exterior doors

New slabs, pre-hung units, adjustment and re-hanging, hardware, weatherstripping and thresholds.

Trim carpentry

Baseboard, casing, crown, shelving, stair trim and the small custom pieces that don't come from a store.

Flooring repair and install

Replacing damaged planks, LVP and laminate installs, subfloor repair, transitions and squeak fixes.

Fixture and appliance installs

Vanities, faucets, toilets, ceiling fans, light fixtures, garbage disposals and range hoods.

Mounting and assembly

TVs, heavy mirrors, cabinets, shelving and closet systems — anchored into real structure, not just drywall.

Typical timeline

Most punch lists are a half day to two days. We'll tell you before we start whether your list fits in one visit.

On pricing

Smaller work is quoted per project or as a day rate, whichever is fairer for what you need. We'll say which one applies before scheduling.

From first call to final walkthrough

    Free consultation

    We walk the space together, talk through what's bothering you and what you're hoping for, and I tell you honestly what's realistic — including when the answer is a smaller project than you expected.

  2. 02

    Written estimate

    You get an itemized estimate covering scope, materials, allowances and a target schedule. No verbal numbers, no vague lump sums, no pressure to sign on the spot.

  3. 03

    Selections and planning

    We lock in tile, fixtures and finishes, check lead times, and set a start date that accounts for material delivery instead of hoping for the best.

  4. 04

    Build

    Floors protected, dust contained, work area cleaned at the end of each day. You get a running update on where we are and what's next — you'll never have to ask what's happening in your own house.

  5. 05

    Walkthrough

    We go through the finished space together and build a punch list. Nothing is considered complete until you've seen it and signed off.

Is there a minimum job size?

We schedule in half-day blocks, so it's worth grouping a few items together. Send the whole list — most of it is faster than people expect.

Do you do roofing, HVAC or main-line plumbing?

No. We stay inside our lane and refer those out to trades we trust rather than guessing.

Can you handle a home inspection repair list?

Yes, and we're used to the deadlines that come with them. Send the inspection report and we'll mark up what we can cover.
